It is undeniable that the worsening environment has become the biggest concern of the present-day world. Land resources are dwindling because of water loss and soil erosion. Waste gases poison the air we breathe. The rivers and lakes are polluted by waste dumped in them from factories. It is probably no exaggeration to say that deterioration of the quality of the environment threatens the existence of mankind itself.

Some people are of the opinion that the environmental problem is the price we have to pay for economic development. But I do not think that this argument is valid. After all, what is the point of economic growth if people’s lives are adversely alfected by worsening environmental pollution?

There is plenty of evidence to show that sustainable development can be achieved by balancing economic growth with protection of the environment. The key to achieving this is to make people aware of the seriousness of the problem. 根据前期的深化设计思路，快捷的完成材料样品的封样工作，是保障本工程顺利展开的关键。在本工程中，外墙装饰材料的品种多，玻璃幕、陶土板、铝单板、铝合金窗、防腐木、不锈钢装饰条，每种材料都有不同的.材质特点，不同品种将做出不同的装饰效果。为了更好的体现设计师的设计思路，进场后需迅速准确的完成封样工作。合理的处理好各种材料交接处的处理，也是成功地实现设计意图的关键。

装饰材料的品种多，加工周期长，按质、按时的完成材料的订货、加工也是本工程施工工期目标实现的关键点之一。

2.建筑结构复杂程度较大，弧线部分较多，现场情况变化大。因此在施工时首先要制定详细、完整的放线计划，并在放线过程中严格执行三检制度，以确保放线的准确性。幕墙龙骨安装时要根据建筑的轴线、标高与放线点进行安装，注意垂直度的控制与相邻钢结构的相对位置控制，只有做好这一步，后续步骤才有做好的基础。

3.装饰结构组合应用：为体现建筑结构特点，各种不同的装饰结构组合应用于不同的建筑装饰中，选用材料档次高，对于成品与半成品的保护要求高。

4.施工方法要求高：根据工程总工期的要求，整个外装饰将采用“分步施工法”进行施工，对于施工过程中的人员管理及分配、到材料运输及调配、资金运筹都提出了相当高的要求。

大家晚上好！

我叫朱足万，在杭州地区从事物业管理工作已有8年多，现任海宁成诚物业服务有限公司品质部经理。此时此刻，我受公司的委托，代表公司全体员工，感谢新江花园业主委员会和全体业主，给予我们一个良好的平台和展示的机会。感谢大家对我们的了解和信任。借此机会，我就竞标贵小区管理项目的有关事项，向在座的各位代表简单介绍一下：

一、公司的基本情况。

回顾公司近几年的工作，可以讲是一年一个台阶，年年都有发展。我公司自成立以来，对所有接管的项目在日常管理服务中都受到了广大业主的好评和认可，已成为海宁市物业管理协会的会员，是一家完全市场化运作的物业管理公司。专业提供高标准、全方位的`物业服务，管理的物业已覆盖了多层、排屋、高档别墅、高层、小高层等综合类型，面积达60多万平方，员工一百余人。目前受委托管理的项目有：海宁地区：香溢公寓、紫薇花园、新雅花园；杭州地区：美政花苑、天福花园、世纪坊。

公司秉承“有限管理，无限服务”的指导思想，坚持“以人为本、诚信服务”的核心理念，充分发挥“团结、高效、创新、奉献”的企业精神，积极营造符合业主不断增长的精神需求，努力实现业主的归属感、舒适感、幸福感，以托管小区为家，把小区构建成和谐、温馨的美好家园。公司上下弘扬自我学习、不断进取的精神，重视员工的培训，注重队伍整体素质的提高，讲究服务细节，不空谈，讲实干，看业绩，求实效，低调做人，高调做事，靠严格的制度管人，以具体的行动做事，扑下身来全心全意为业主服务。在此，我很自信的可以向大家承诺：我公司完全有能力、有信心承担起新江花园小区的物业管理工作，决不辜负新江花园业主的期望。

二、接管后公司对新江花园物业服务的总体思路。

1、在新江花园社区、业委会及全体业主的支持配合下，有效利用社区和小区现有资源，把新江花园创建为安全、文明、和谐的小区，从整理小区环境脏乱差的薄弱环节入手，积极配合城市管理，更好的为业主服务。

2、强化安全管理，加大安全防范工作力度，增强业主自我防范意识，组建一支训练有素、责任心强的秩序维护队伍，树立保安门岗窗口形象，严格把好各大门关口，加强对外来车辆、外来人员的.查询、登记，24小时有人巡逻，24小时有人接听业主电话，确保小区安全，维护好车辆停车秩序。

3、做好对公共部位设施、设备的检查、维修和养护，保障业主日常生活的正常需要，保障业主报修问题及时解决。

4、充分发挥我们的优势，加强与业主、业委会、社区的交流协调和沟通，为业主排忧解难、答疑释问，想业主之所想，急业主之所急，见义勇为，助人为乐，拾金不昧，乐于奉献，视业主为亲人。

三、物业管理服务方案

新江花园小区属于小高层为主的住宅小区，投入使用已有多年，贵小区这次招聘物业管理公司的目的就是为了发挥物业的最大功能，

使其保值、增值，物业管理工作的核心是“以人为本”，服务的目标就是要为业主创造一个整洁、文明、安全、舒适的居住环境。 根据新江花园小区现状，我公司管理方案具体为：

1、新江花园小区的物业管理各项工作按照普通住宅的物业管理服务标准要求认真履行；

2、充分发挥公司的自身优势，共享公司人力资源，选派得力人员进驻小区负责，对保安、保洁、绿化、机电维修人员实行专业化管理，为业主提供物有所值、物超所值的服务，使业主真正受益；

3、小区日常工作管理目标，按公司呈送给新江花园小区物业管理服务方案执行。具体有：治安防范管理方案，车辆管理方案，保洁管理方案，绿化管理方案，设备安全运行管理方案，供水、供电系统管理方案，消防系统管理方案，档案管理方案，社区活动开展方案，便民个性化服务方案。

4、制定完成承诺指标采取的措施。各项指标范围包括：房屋及配套设施完好率达到90%以上，治安消防事故发生率控制在3‰以内，保洁、绿化完好率95%，物业管理公司业主满意率90%以上。

5、注重社区文化建设，弘扬社会主义精神文明和道德风尚，提出社区文化活动计划及制度建设(如：开展乒乓球活动、端午节包粽子活动、业主茶话会、重阳节夕阳红等其他文化娱乐活动）。

四、中标后的承诺

尊敬的各位业主代表：今天我们带着一片诚意和感情，充满信心和期望来参加这次竞标，已经做好了“一颗红心、两种准备”。如果我公司中标，我们将一定不辜负大家的期望，服务质量决不低于现有的服务水平，递交的服务方案的各项承诺一定履行、兑现，我们将加倍努力，更加“尽心、尽力、尽职、尽责、善待每位业主”，让业主“出门放心、进门开心、环境赏心、生活舒心”。让新江花园小区因有我们而更加美丽，新江花园社区因有我们而更加温馨，小区邻里之间因有我们而更加和谐，愿我们能够一起，携手共建新江花园更加美好的明天！
